Australian mortgage holders have been given a cautious glimpse of future relief, with Westpac shifting its long-range interest rate forecast and bringing its expected timing for cuts forward to August 2027.
That move means all four major banks now broadly expect borrowers to see lower rates from next year, rather than waiting until 2028.

For households managing home loans Australia wide, the update is encouraging but far from immediate comfort. Westpac remains more cautious than its major-bank peers in the short term and still expects the Reserve Bank of Australia to lift the cash rate again at its 11 August 2026 meeting. The bank has also indicated there could be another increase before the end of the year if inflation proves stubborn.

The mixed message matters because many borrowers are already carrying heavier repayment loads. The three rate rises recorded so far in 2026 have added meaningful pressure to minimum repayments, with a $500,000 loan estimated to cost roughly $240 more per month than before those increases. For first-home buyers and recent refinancers, that can be the difference between a manageable budget and a very tight one.

The key issue is inflation. While some global energy pressures have eased, underlying inflation remains above the Reserve Bank’s target band and the central bank is unlikely to cut pre-emptively. Borrowers should therefore avoid building a plan around hoped-for rate cuts. Instead, it may be more useful to model repayments under several scenarios, including another rise, an extended pause and a gradual easing cycle from 2027.

This story is also an extension of the recent RBA pause. A hold can feel like stability, but it does not mean the tightening cycle is over. Before the August decision, the market will be watching the June quarter inflation figures due on 29 July 2026 and the monthly household spending indicator due on 4 August 2026. Those releases could shape whether the RBA sees enough evidence to wait, or feels compelled to act again.

For borrowers, the practical takeaway is to review rather than react. Check your current rate, comparison rate, fees, offset balance and any fixed-rate break costs. If your loan is no longer competitive, speaking with mortgage brokers may help you compare refinancing options, negotiate with your current lender and understand whether a split, fixed or variable structure suits your circumstances. Rate relief may be on the horizon, but a stronger loan strategy can help long before cuts arrive.
